Floodplains in Vancouver

The City of Vancouver designates floodplains in low areas along the Fraser River, False Creek and the waterfront. Inside them, new buildings and major renovations must put living space above a Flood Construction Level set by the City.

For a buyer this matters in three ways: what you can build or rebuild, the cost of building above the flood level, and home insurance, where flood (overland water) cover may cost more or be limited.

Our pages check the centre and corners of each lot against the City’s designated floodplain map. Sea level rise maps are updated over time, so ask the City for the current Flood Construction Level before you plan work.
