A screening, not advice
Vancouver Dossier pages and reports summarise public records to help you ask better questions. They are not a home inspection, land survey, title search, appraisal, environmental or geotechnical assessment, or legal, financial, insurance or real-estate advice. Before you buy, use a licensed home inspector, a lawyer or notary for title and contract, and your realtor; ask the seller for the documents the report suggests.
Limits of the records
- City building permit data starts in 2017. Older permits, and work done without a permit, do not appear.
- Lot area, frontage and depth are calculated from City parcel outlines and are approximate. A survey decides.
- Zoning summaries simplify the by-law. Confirm what you can build with the City before relying on it.
- Elevation and slope come from 1-metre contour lines and are approximate.
- Assessment values come from BC Assessment through the City’s property tax report and lag the market.
- Police data is published by the Vancouver Police Department, which states that it should not be used to judge the safety of a specific location; locations are offset and some offences are randomised. We show counts for an area only.
- School catchments are set by the Vancouver School Board and can change; placement depends on space.
- Records can be incomplete, out of date or matched to the wrong lot where addresses changed. Every report shows the date it was generated.
