About Vancouver Dossier

Vancouver Dossier puts the public records about a Vancouver home in one place, so you can check an address in minutes before you make an offer.

Why we built it

Before an offer, the facts about a Vancouver property are spread across a dozen places: City permits, zoning maps, the floodplain layer, the Heritage Register, BC Assessment values, police, school board and transit data. Finding and reading them takes hours, and most buyers do not have those hours in a competitive market.

We built Vancouver Dossier to save that time: one search, every record we can find on one page, explained in plain words. Fast, convenient, all in one place.

What you get

A free page for each of 109,488 Vancouver addresses: what the records flag, the latest assessment, zoning, schools, transit and the street.

A full report for $20: what each record says, what it means for a buyer and what to ask the seller, the full permit and value history, crime and rezoning nearby, and a PDF for your agent.

How we stay independent

We are paid only by the people who buy reports. We take no commission from agents, sellers, lenders or inspectors, and a finding cannot be bought or removed.

We do not sell personal information, and we do not publish owner names. Every finding names its source, so you can check it yourself.

Who we are

Vancouver Dossier is an independent project based in Toronto, Canada. We are not affiliated with the City of Vancouver, BC Assessment, the Vancouver Police Department, the Vancouver School Board or TransLink; we use the data they publish under their open licences.

A report is a screening of public records. It is not a home inspection, an appraisal, a title search or legal advice; use it to decide what to ask and who to call.

Questions, corrections or partnership ideas: write to us through the contact page or at hello@vancouverdossier.com. We reply within one business day.
