Privacy policy

Effective October 20, 2026

VancouverDossier.com (“we”) respects your privacy and handles personal information under Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and British Columbia’s Personal Information Protection Act (PIPA). This policy explains what we collect, why, and your choices.

Information about properties

Our pages are about properties, built from public records. We do not publish owners’ names. Permit descriptions are cleaned to remove names, phone numbers and email addresses of people who appear in them. Police data is published by the Vancouver Police Department with locations offset to protect privacy, and we show it only as counts for an area, never for a home. If you believe a page shows personal information about you, contact us and we will review it.

What we collect from you

Site statistics: we count page views and actions (such as searches and purchases) with our own analytics, without cookies. Instead of storing your IP address we keep a code made from it that changes every day, so we cannot follow a visitor from one day to the next. We use these numbers only to understand how the site is used.

Google Analytics and Google Ads: only if you accept them in the cookie notice, Google Tag Manager loads Google Analytics and Google Ads measurement, which use cookies to measure visits and the results of our ads (see the cookie policy). Google may process this data outside Canada. You can withdraw your consent at any time with “Cookie settings”.

We do not sell or rent personal information.

Why we use it

To provide the site and your reports, process payments, keep accounts secure, prevent abuse such as bulk copying, answer questions, meet legal and tax obligations, and improve the service. We send service emails about your account and purchases. We will send marketing emails only if you opt in, as required by Canada’s anti-spam legislation (CASL), and every such email lets you unsubscribe.

Who we share it with

Only service providers who help us run the site, under contracts that require them to protect it: Stripe (payments), our hosting provider, and our email delivery provider. If you open Street View on a page, Google receives your IP address and browser information under Google’s privacy policy. Some providers may store data outside Canada, including in the United States, where it may be accessible to authorities under local law. We may disclose information if the law requires it.

How long we keep it

Account and purchase records are kept while your account is open and for as long as tax and accounting rules require (generally seven years for financial records). Server logs are kept for up to 90 days. Contact messages are kept for up to two years.

Security

We use encrypted connections (HTTPS), limited access, and payment processing that keeps card data off our servers. No method is perfectly secure; if a breach creates a real risk of significant harm, we will notify you and the Privacy Commissioner as the law requires.

Your rights

You can ask to see the personal information we hold about you, ask us to correct it, withdraw consent to optional uses, or ask us to delete your account (we keep what the law requires). Email hello@vancouverdossier.com. We answer within 30 days. If you are not satisfied, you may contact the Office of the Information and Privacy Commissioner for British Columbia or the Office of the Privacy Commissioner of Canada.

Cookies

See our cookie policy.

Children

The site is not directed at children, and we do not knowingly collect information from anyone under 18.

We will post changes here with a new effective date. Our privacy contact: VancouverDossier.com, Toronto, Ontario, Canada, hello@vancouverdossier.com.
